What is co-operative housing?
Living in a housing co-op is different from renting an apartment. When you join, you become a member of an organization that owns and manages the property. The person who successfully applies is the member, while others living in their household are co-residents.
The accepted member purchases a small share ($5) and becomes a part-owner of the co-op. There are no landlords—members work together to run and care for the community.
Each unit has one member with voting rights. In our co-op, if needed, the member can choose to have another adult in the household represent the unit and participate in decision-making on their behalf.
Instead of paying rent, you pay a monthly housing charge. To remain a member, you must keep up the monthly payments and follow the co-op's bylaws, policies, and code of ethics. These rules are created and updated by members through a democratic process, helping ensure fairness, clarity, and a well-functioning community.
Because co-ops are unique legal entities, membership is different from signing a traditional lease.
At-cost living
As a not-for-profit organization, the co-op operates on an at-cost basis. This means that all the money earned through housing charges goes directly toward expenses like mortgage payments, utilities, maintenance, and long-term upkeep of the buildings.
This model allows us to offer housing at rates below the private market. One reason for this is that members contribute their time, skills, and knowledge to help run the co-op, thus reducing the need for outside contractors. All members are expected to contribute in some way each month, through committee work, maintenance tasks, or other roles.
While the goal is to keep housing charges stable and affordable, members also share responsibility for unexpected expenses. If major repairs or new needs arise, charges are adjusted collectively.
Community
Co-op living is about more than housing—it's about community. Members work together, make decisions together, and often build meaningful connections with one another.
Our co-op has an active social committee that organizes activities for all ages, and many members choose to get involved beyond their required contributions. We are committed to creating an inclusive and welcoming environment, and we value the diversity and experiences that each member brings to the community.
